One thing many foreign property owners don't know is that if you own a property in Japan but do not live here, you are generally required to appoint a Tax Agent by Japanese law.

A Tax Agent receives important tax notices on your behalf and helps ensure you don't miss any property tax payments.

Utility Setup Support

After buying a property, you'll usually need to set up:

• Gas

This sounds simple, but it can be surprisingly difficult if you don't speak Japanese.

Many utility companies only provide support in Japanese, and every company has a slightly different process.

We help our clients open utility accounts so their property is ready to use when they arrive in Japan.

Just let us know the date you'd like services activated and whose name should be registered on the account.

Utility Payment Support

Another common challenge is paying utility bills from overseas.

Some utility companies require a Japanese bank account and do not accept foreign credit cards.

For many overseas owners, this can be frustrating.

To make things easier, we offer Utility Payment Support.

When we receive your utility bill, we'll send you an invoice that can be paid by credit card, and we'll handle the payment on your behalf.
